Property Leasing

* Thorough tenant and pet screening via reputable sources
* Screen tenants for verified income, fico score, rental history, and background
* Screen pets for behavioral history, separate pet application, in person meeting , licensing , training and health, references certificates, pet rent required
* Rental application required by all adults
* lease agreement preparation coupled with required property disclosures when approved
* All forms used maintain full legal compliance city, county, and state laws
* Mandatory renter’s insurance policy in place prior to move in as part of lease agreement
* Security deposit collection after acquiring a suitable tenant and direct all future rent payments to owner.
* Photos of property condition taken prior to tenant move-in
* Facilitate utility transfer with tenants
* Facilitate move-in and complete walk through with tenants
* Distribute lease agreement , photos, tenant contact, and any invoices at closing of account
* Tenant placement service fee to Rent It Promptly is taken from tenant security deposit.

After the tenant’s move into the property, Rent It Promptly and its associates will not be involved in directly managing the property in any way unless specified otherwise via an alternate agreement. However, clients who have utilized the services of Rent It Promptly are encouraged to stay in contact with our staff as needed should any issues / questions arise with a tenant . We are happy to provide advice, recommendations & referrals as needed.

PROPERTY LEASE RENEWALS

We do offer tenant placement maintenance services to renew lease paperwork.
There is a fee to create a new lease and to retrieve the executed new lease with your current tenant.
